A private CRM and AI investment-report engine for a Marbella luxury portfolio

The starting point

A boutique broker covering €3M–€25M villas and investment property across Marbella, Dubai and Istanbul. Few buyers, but each relationship plays out over years.

The problem: Properties lived in Excel, buyer profiles in another spreadsheet, off-market deals in email. When new inventory arrived, “who would care about this?” was being answered from memory — but no broker keeps 200+ buyer profiles top of mind. Money was being left on the table.

The intervention

1. Private portfolio CRM

A bespoke broker-only dashboard:

  • Property portfolio (visuals, floor plans, price, owner, off-market status)
  • Buyer profile (budget band, investment intent, location preferences, privacy level)
  • Match suggestions (AI scoring)

2. AI investment-report engine

A custom AI agent generates an investment report for each property tailored to a buyer’s profile:

  • Comparable properties and regional pricing trends
  • Rental yield projection (Airbnb + annual)
  • Municipal development context
  • Aydın’s professional commentary (the broker edits a ready draft)

Reports that took 4–6 hours now take 12 minutes.

3. Quiet matching + alerts

When new inventory enters the system, relevant buyers receive a quiet alert — the broker decides one by one which to surface. On off-market deals, this system halved the average close cycle four-fold.

Outcome

After 12 months:

  • €18M+ in closed portfolio (85% above the broker’s prior-year benchmark)
  • Average off-market close: 90 days → 22 days
  • Active buyer roster grew 2.4× (fewer lost relationships)
  • AI reporting returned 18 hours per week to the broker
